Not Every Driveway is a good candidate for sealing

These samples will help you understand which types of driveways can be seal.

Reminders:

1) - Newly paved driveways must wait a minimum of 1 year before sealing. This is part of the curing process for new asphalt.

2) - It is not recommended to use different types of sealer on the same asphalt, this can result in a bad compatibility, signs of bad compatibility:

-The sealer will not adhere properly and may start to flake or peel off.

-The sealer will not cure or dry properly, tracking the sealer inside your house is possible.

Examples: Using a contractor to seal your driveway on one year and sealing it yourself from store bought products the year after.

It is quiet possibly to mix different types of sealer as there are many different types out there:

-Oil-Based Sealers (Very shiny and typically only use by contractors)

-Water-Based Sealers: Acrylic, Latex, Asphalt Emulsion and Coal Tar

We recommend keeping the same types of sealer on  your asphalt, or waiting 1-2 years for the existing sealer to wear off before changing products.

3) - Dirty Driveways: If you had any landscape material delivered on your driveway (top soil, gravel, mulch) you will most likely need to have your driveway pressure washed before sealing it.

remaining on the asphalt. Mixing different

types of sealer on the asphalt can result

in the sealer not adhering properly.
